Passdowns & Referrals

A passdown is the best way to reserve your favorite apartment for next fall right now! It's when current residents who do not plan to renew for next year pass down their apartment to new residents for the following leasing year. Think of it like passing the baton in a relay race, but the baton is an awesome apartment! Download our passdown flyer for more info.

A referral is when a current resident who does not plan to renew their apartment for next year refers a new resident for the following leasing year for their apartment!

Passdown Properties & Process vs. referral properties and process

Passdowns will only be permitted at the following locations:

616 E. Green
308 E. Armory

Referrals are welcome for any location!

All passdown and referral recipients must first fill out our Online Leasing Application.

JSM must receive the names of the prospective residents from the current residents before prospective residents call the office to schedule a lease signing appointment and no later than the deadline provided.

Current residents need not submit another application, but prospective residents who are not currently JSM residents must submit an online credit application before calling the office to schedule a lease signing appointment. At the appointment, the security deposit balance must be paid. These prospective passdown tenants must sign the lease prior the passdown deadline.

We acknowledge and will convey the following information to our passdown/referral recipients: that this form must be completed and submitted to the JSM office before the deadline and prior to the passdown/referral recipients scheduling a lease signing appointment, that all passdown/referral recipients must submit online applications before scheduling a lease signing appointment and that appointments should be scheduled as soon as possible to guarantee an appointment prior to the deadline.
